How to Remove, Inspect, Repair and Install a New Toilet

A toilet replacement looks simple until the old bowl is off and the floor underneath tells a different story. Rusted bolts, a broken flange, soft subfloor, or a shutoff valve that will not close can turn a quick swap into a messy repair.


The good news: most toilet replacements are manageable with basic tools, patience, and a careful inspection before the new toilet goes in. This guide walks through the full job, from shutting off the water and removing the old toilet to checking the flange, making common repairs, and setting the new toilet so it sits solid and seals correctly.

Before you start


Plan to keep the bathroom out of use for a few hours. If you discover floor damage or a bad flange, the job may take longer.


Before removing anything, check a few basics.


Confirm the new toilet will fit


Most residential toilets use a 12-inch rough-in, measured from the finished wall behind the toilet to the center of the closet bolts or drain opening. Some homes use 10-inch or 14-inch rough-ins.


Measure from the wall, not the baseboard, unless the baseboard is unusually thick and your toilet tank must clear it.


Also check:


  • The distance from the side walls or vanity

  • The swing of the bathroom door

  • The water supply line location

  • The toilet bowl shape

  • The height of the seat


Round bowls save space. Elongated bowls are more comfortable but need more room. Chair-height models are easier for many adults to use, but they may feel too tall for young children.


Gather tools and supplies


Set everything nearby before you disconnect the old toilet.


You will likely need:


  • Adjustable wrench

  • Channel-lock pliers

  • Putty knife or scraper

  • Utility knife

  • Small bucket

  • Sponge or towels

  • Rubber gloves

  • Trash bag

  • Mini hacksaw or bolt cutter

  • Level

  • Tape measure

  • Caulk gun

  • Painter’s tape

  • Disinfectant cleaner


Common supplies include:


  • New toilet

  • New closet bolts

  • Wax ring or wax-free toilet seal

  • New water supply line

  • Toilet shims

  • Silicone or bathroom caulk

  • Flange repair ring, if needed

  • Replacement shutoff valve, if needed and appropriate for your plumbing


If the shutoff valve will not fully stop the water, fix that before removing the toilet. A new toilet cannot be installed cleanly if the supply line keeps dripping.

1. Shut off the water and drain the toilet


Turn the shutoff valve clockwise until it stops. The valve is usually on the wall or floor near the left rear side of the toilet.


Flush the toilet and hold the handle down to drain as much water as possible from the tank. Remove the tank lid and place it somewhere safe. Ceramic lids crack if they slide or fall.


Use a sponge or small cup to remove the remaining water from the tank and bowl. A wet-dry vacuum also works well if it is designed for water pickup.


Disconnect the water supply line from the bottom of the tank. Keep a small bucket or towel under the connection because a little water will spill.


If the supply line is old, stiff, kinked, corroded, or covered in mineral buildup, replace it. A flexible braided stainless steel line is a common choice for many residential toilets.


2. Remove the tank if the toilet is a two-piece model


You can remove a two-piece toilet in one piece, but taking off the tank first makes the job lighter and safer.


Look inside the tank for the bolts that connect it to the bowl. Hold the nut underneath with a wrench or pliers while turning the bolt from inside the tank. If the bolts are rusty, spray them with penetrating oil and wait a few minutes.


Once the tank bolts are loose, lift the tank straight up off the bowl. Set it on a towel or cardboard.


If the tank bolts spin and will not loosen, you may need to cut them. Work slowly. The porcelain can crack if a tool slips or if too much force is used.


3. Unbolt and lift the old bowl


Pop off the plastic caps at the base of the toilet to expose the closet bolts. Remove the nuts and washers.


If the nuts are rusted in place, use penetrating oil. If that fails, cut the bolts with a mini hacksaw or bolt cutter. Take your time near the porcelain and flooring.


Run a utility knife through any caulk around the toilet base. This prevents flooring damage when you lift the bowl.


Rock the bowl gently from side to side to break the wax seal. Then lift it straight up and off the flange.


Toilets are awkward and heavier than they look. Get help if needed. Keep the bowl level as you move it because trapped water may still be inside the trapway.


Set the old bowl on cardboard, an old towel, or inside a heavy trash bag. Do not drag it across the floor.

4. Seal the drain and scrape away the old wax


Once the toilet is removed, the drain is open to sewer gas. Stuff a rag into the drain opening right away. Do not push it so far down that you cannot grab it later.


Use a putty knife or scraper to remove the old wax from the flange. Drop the wax into a trash bag. Wear gloves because old wax is sticky and unsanitary.


Clean the top of the flange and the surrounding floor. You need a clear view of the flange, bolt slots, flooring, and any signs of water damage.


This is the point where many replacement jobs succeed or fail. If the new toilet is installed over hidden damage, it may wobble, leak, or damage the floor later.


5. Inspect the flange carefully


The toilet flange is the fitting that connects the toilet to the drain pipe and anchors the closet bolts. It must be solid enough to hold the toilet in place and high enough to create a good seal.


Check the flange for these issues.


Look for cracks or broken bolt slots


The closet bolts slide into slots on the flange. If those slots are broken, the toilet cannot be tightened correctly. A toilet that shifts even a little can break the wax seal.


Small flange damage can often be fixed with a metal repair ring or repair plate. Major damage, especially on cast iron, lead, or severely corroded fittings, may need a plumber.


Check the flange height


Ideally, the flange sits on top of the finished floor or close to it. If new flooring was installed around an old flange, the flange may sit too low.


A flange that is too low can cause a weak seal. In that case, use a flange extender kit or a seal designed for the height difference. Stacking wax rings is common, but it is not always the best fix. A proper extender is usually more stable.


Test for movement


Grab the flange and try to move it. It should not rock or lift. If it moves, the screws may be loose, the subfloor may be damaged, or the flange may be broken.


Tighten loose flange screws only if the wood below is solid. If the screws spin without grabbing, the floor may need repair.


Inspect the subfloor


Look for soft wood, dark staining, swollen flooring, or a musty smell around the drain. A small stain from an old wax leak is common. Soft or crumbling subfloor is not.


Press the area around the flange with a screwdriver handle or your thumb. The floor should feel firm. If it flexes or crumbles, stop and repair the floor before installing the new toilet.


6. Repair the flange or floor before installing the toilet


Do not rush past this step. The toilet needs a solid base and a solid connection.


Repair minor flange damage


If the flange is mostly sound but the bolt slots are broken, a stainless steel repair ring or flange repair plate can restore the anchor points.


A typical repair involves:


  1. Cleaning the flange and floor.

  2. Positioning the repair ring over the existing flange.

  3. Lining up the bolt slots correctly.

  4. Fastening the ring to the subfloor with corrosion-resistant screws.

  5. Confirming the closet bolts sit straight and do not wobble.


Use screws long enough to bite into solid subfloor, but not so long that they risk hitting plumbing, wiring, or radiant floor components.


Raise a low flange


If the flange sits below the finished floor, use a flange extender kit made for that purpose. Clean the existing flange, test-fit the extender, and follow the product directions for gasket placement and sealing.


The extender should sit flat and secure. If it rocks, the toilet may rock too.


Fix a loose flange


A loose flange often points to stripped screw holes or damaged subfloor. If the wood is still firm, you may be able to use new screws placed into solid material. If the wood is soft, patching the flange will not solve the problem.


For damaged subfloor, remove the affected material and install a solid patch that supports the flange. This can become a larger carpentry job, especially if the damage extends under finished flooring.


Know when to stop


Call a plumber or experienced repair professional if you find:


  • A broken cast iron flange

  • A lead bend or unusual old drain connection

  • A drain pipe that moves

  • Extensive rot around the flange

  • Persistent sewage odor after cleaning

  • A shutoff valve that will not close

  • Water damage extending beyond the toilet area


A toilet is simple on the surface, but the waste line and floor structure matter. A clean, solid repair now prevents leaks later.

7. Install new closet bolts


Slide the new closet bolts into the flange slots. Position them directly across from each other, usually at the 3 o’clock and 9 o’clock positions.


Use the plastic retaining washers, if included, to hold the bolts upright. If no washers are included, set the bolts carefully and avoid bumping them while lowering the toilet.


Measure from the wall to each bolt if needed. The bolts should be even so the toilet sits square to the wall.


Before moving on, remove the rag from the drain. It sounds obvious, but it is an easy mistake to make.


8. Choose and place the toilet seal


Most toilets use either a traditional wax ring or a wax-free seal.


Use a wax ring for a simple, proven seal


Wax rings are inexpensive and widely used. They work well when the flange height is correct and the toilet can be set straight down the first time.


Some wax rings include a plastic horn. The horn can help guide waste into the drain, but it can also cause issues on some flange setups. Follow the toilet and seal manufacturer’s instructions.


Many installers place the wax ring on the flange. Others press it onto the toilet outlet. Placing it on the flange often makes alignment easier.


Use a wax-free seal when reset flexibility helps


Wax-free seals are cleaner and often allow the toilet to be lifted and reset during installation. That can help if you are working alone or if alignment is tight.


Check that the seal fits your flange height and drain size.


With either option, the goal is the same: a continuous seal between the toilet outlet and the drain flange.


9. Set the new toilet bowl


If you are installing a two-piece toilet, set the bowl first. If you are installing a one-piece toilet, get help because the whole unit is heavier.


Lift the bowl over the flange and line up the holes in the base with the closet bolts. Lower the toilet straight down. Avoid twisting once it touches the wax because twisting can smear the seal out of place.


Sit on the toilet or press down evenly on the rim to compress the seal. Do not rock aggressively. The base should settle onto the floor.


Place a washer and nut on each closet bolt. Tighten the nuts by hand first, then use a wrench to snug them down.


Alternate sides as you tighten:


  1. Give the left nut a small turn.

  2. Give the right nut a small turn.

  3. Check that the toilet stays centered.

  4. Stop when the toilet feels secure.


Do not overtighten. Porcelain can crack. The nuts only need to hold the toilet firmly in place.


If the bolts are too long for the caps, cut them with a mini hacksaw. Install the plastic bolt caps once everything is tested.


10. Level and shim the toilet


Check the bowl with a level from side to side and front to back. More important, check whether it rocks.


A rocking toilet can break the seal over time. If the floor is uneven, use toilet shims to stabilize the base. Push the shims under the low spots until the toilet sits firm.


Trim excess shim material with a utility knife.


Do not try to fix a wobble by overtightening the closet bolts. That can crack the toilet or damage the flange.


11. Attach the tank on a two-piece toilet


Place the tank-to-bowl gasket on the bottom of the tank, following the toilet manufacturer’s instructions. Set the tank onto the bowl so the bolts pass through the holes.


Install the washers and nuts underneath. Tighten them evenly, a little at a time on each side.


The tank should be stable and level, but it does not need to be forced tight against the bowl. Some toilets have contact points between the tank and bowl. Others keep a small gap. Follow the design of the specific toilet.


Overtightening tank bolts is one of the fastest ways to crack a new tank.


Once the tank is mounted, install the handle, flapper, fill valve, or any internal parts that were not preinstalled. Many new toilets come partly assembled, but check every connection.


12. Connect the water supply line


Connect the supply line to the toilet fill valve under the tank. Start the nut by hand to avoid cross-threading. Tighten it snugly, then stop. Plastic fill valve threads can crack if over-tightened.


Connect the other end to the shutoff valve if you removed or replaced the line.


A new supply line is usually worth the small extra cost. Old lines can leak after being disturbed, even if they looked fine before.


Slowly turn the shutoff valve counterclockwise to refill the tank. Watch the supply connections closely.


If you see a drip, turn the water off and adjust the connection. Do not ignore a slow leak. It can damage flooring and trim over time.


13. Test the flush and check for leaks


Let the tank fill completely. Flush the toilet several times while watching three areas:


  • Around the base of the toilet

  • Under the tank, if it is a two-piece toilet

  • At both ends of the water supply line


Use a dry paper towel to check for moisture. Touch it around the base, tank bolts, supply nut, and shutoff valve. Even a small wet spot matters.


If water appears at the base after flushing, the seal may have failed or the flange may be uneven. You will need to remove the toilet and inspect the seal. Do not caulk over a leaking base.


If water leaks from the tank bolts, tighten them slightly and evenly. If the leak continues, the rubber washers may be misaligned.


If the fill valve runs constantly, adjust the float so the water level sits below the overflow tube. The waterline mark is often printed inside the tank.

14. Caulk the base after testing


Once the toilet passes the leak test and sits solid, caulk around the base. Use a bathroom-rated caulk.


Many installers leave a small gap at the back of the toilet base. That gap can let water from a future wax seal leak show up instead of being trapped under the toilet.


To get a clean line:


  1. Clean and dry the floor around the base.

  2. Apply painter’s tape if you want a crisp edge.

  3. Run a small bead of caulk around the front and sides.

  4. Smooth it with a damp finger or caulk tool.

  5. Remove the tape before the caulk skins over.


Caulk gives the toilet a finished look and helps keep mop water and grime from getting under the base. It should not be used to hold the toilet still. The bolts, flange, and shims do that job.


15. Install the seat and final parts


Install the toilet seat according to the manufacturer’s directions. Most seats use plastic or metal bolts through the rear of the bowl.


Tighten the seat enough that it does not slide, but do not crush the plastic hardware.


Install any bolt caps, tank lid, flush buttons, or trim pieces. Wipe down the toilet and floor.


Dispose of the old toilet according to local rules. Some areas allow toilets with regular bulk trash pickup. Others require drop-off at a waste facility. If the old toilet is still usable, a salvage or reuse center may accept it, but check first.

A careful toilet install is less about strength and more about alignment, cleanliness, and patience.

A properly installed toilet should feel boring in the best way. It should sit flat, flush cleanly, refill without running, and show no moisture anywhere.


Check for these signs before calling the job done:


  • The toilet does not rock when you sit on it.

  • The bowl sits square to the wall.

  • The tank is stable and level.

  • The base stays dry after several flushes.

  • The supply line and shutoff valve stay dry.

  • The tank stops filling at the correct water level.

  • The flush handle or button works smoothly.

  • No sewer smell comes from the base.


Come back after a few hours and check again with a dry paper towel. Then check once more the next day. Small leaks sometimes appear only after repeated use.


When replacement turns into a repair project
